Site description: Site within EA Flood Risk zones 2 and 3. The site sits within close proximity to a Local Nature Reserve and is within a Biodiversity Opportunity Area. The site comprises of a large house with a pool house directly adjacent to the kitchen and seating area. Offering a diverse landscape, the rear garden transitions from a formal lawn to a large pond with wetland planting and mature tree line boundaries. Distant views across the vast rear garden and pond are blocked entirely by the existing pool house.  

Proposal: Demolition of existing swimming pool house and conservatory, erection of single storey rear extension and detached outbuilding to rear of property. The proposal aims to open up distant views across the landscape, whilst creating a more useable, open plan living and dining area. Stepped terraces create a direct access and link from the to the main house to the outdoor pool.

The proposed outbuilding is positioned to retain uninterrupted views from the main house, whilst maximising views from the outbuilding across the pond. The pool house sits outside of the flood risk zone 3. RIBA Stages 0-7*
